Worthless timeshare ownership for sale

So I was searching around today to try and figure out how much 1,000,050 points are worth on the resale market. I'm going to sell my Wyndham timeshare ownership (eventually), but first let's figure out what they are worth if I sell it and what they are worth if Wyndham sells it.

I recently attended one of Wyndham's infamous "owner updates". These are humorous. When you check-in (as an owner), they tell you that you have to go get to the "parking pass" people over at another desk. At some locations, this parking pass is needed to get through security. So, these parking pass experts could care less about whether you get a parking pass or not. They work for the marketing department. They get paid commissions based on how many of us they can talk into showing up for an "owner update". I think they get $25-30 per person they get to sign up. Plus, they get to offer an incentive to the owner to go to this "update". If you ask them what an update is, they kindly explain that they want to get owner's feedback on the quality of the resort and any needed improvements. If you give them "they eye", stare them down, and roughly ask "is it a sales presentation?", they will look you dead into the eyes and say, "of course not, they are just trying to get your opinion". "And we value your opinion so much that we are going to throw in $75 worth of dinner gift cards", or whatever - usually worth between $50 and $100. "And it will take no longer than 45 minutes, guaranteed."

Of course, you want to "help out" the resort and fill out their questionnaire about the quality of the resort. Everyone likes to help, and everyone likes $75 worth of dinner gift cards for being such a good Samaritan, right? Well, of course just about anyone realized those "parking pass" people are straight-up liars. They get paid to get you into the sales-room and they are trained to tell you what you want to hear.

At least the salespeople are a little more obvious about it. They only spend about 2-3 minutes doing the "survey", and 90% of that has to do with how much you own and how often you travel, the lead questions into their sales pitch. You can never have too many points, they say. There are so many ways you can use your ownership, they say. The smartest owners all buy to the Platinum-level, they say.

So, my survey guy (aka SALESMAN) wanted to know the history of why I purchased to Platinum. I explained to him what I explained in "It's good to be Platinum" and he congratulated me on my wise purchase. He said the only thing that would be better is to get more. I asked what incentive I would have to buy more, as it would take purchasing an entire million more points even to get one additional "FREE" guest certificate. He said I would be able to rent more and actually make a profit -- traveling for free. I wasn't going to argue with his insane logic, so I decided to throw him a change-up.

I was thinking that if 1,000,050 points give me 30 free guest certificates, and 1,999,999 still only give me 30 free guest certificates, it would be smarter to buy an entire new contract for 1,000,050 points in a separate name. This would give me 60 free guest certificates. Math genius, I know.

So I asked this joker the best price my "dad" could purchase 1,000,050 points for today. He got very excited.... got together with his sales manager - then brought his sales manager to see me. The boss showed me a printout with a lot of numbers on it. Remember, I paid $$,$$$ for my existing points (five digits). The bottom line number (after mega-discounts) was $128,900 for 1,000,050 points. Just think about that - this is the cost of a 1500 square foot home in more than half of the United States.

Of course I told them I would have to talk to my dad and figure out if that might be too much money or not. Then I finally kicked my way out of the sales meeting and got my Red Lobster gift cards, with a promise to call back tomorrow. Good thing most of know tomorrow never comes!

Now, back to where I started. I checked how much a million points sell for on eBay. If I were to sell you my Platinum ownership today, I would be lucky to get $5,000 for it.

Here are some recently closed eBay auctions that sold their Wyndham points:

825,000 points at Myrtle Beach for $6580
500,000 points at Smoky Mountains for $2647
300,000 points at Destin for $1225
336,000 points at Bonnet Creek for $1098
308,000 points at Grand Desert for $1075
343,000 points at San Antonio for $1001
351,000 points at Star Island for $810
500,000 points at Grand Desert for $2027

So, as you can see, I would be lucky to get $5000 for an ownership that someone can go to any Wyndham sales office and pay at least $125,000 for. So, why is it 25 times more value to buy from Wyndham directly? Because they do not allow you to transfer your VIP benefits to another owner. So, if I sell my Platinum ownership to someone else, they are not longer Platinum. They don't get the discounts and upgrades I get. They don't even get those 30 guest certificates each year - they get ONE. But is that worth $120,000 to have those things? HELL NO!!!!!

That is one of the main points that has owners so upset. This company has devalued this product so badly that it's not even worth trying to sell. You can't really use it effectively, because they've killed all the benefits associated with it. And, you can't even sell it, because they have made it WORTHLESS. Completely WORTHLESS.

  1. I am still paying off 15k for 168,000 every other year. This will haunt me for YEARS. I can't even stomach looking on e-bay for the package I got. I can't do it. I know what 15k after-market gets. I just wonder if the other benefits remain, aside of the VIP stuff, when someone buys on e-bay. I can't fix my mistake, but I do enjoy the calls when the folks that Wyndam gave my phone number call me to ask if I want to sell or upgrade. I simply ask THEM if they would like to do something on me. It's the only satisfaction I will ever get. My question to those who got rammed like me is: Do they or do they not honor second markey points? Maybe I can at least balance the deal out a bit. Thanks, Kyle--from Milwaukee

Well own several hundred thousand points and I know if I didn't have this I wouldnt justify going and renting ne where there is no value in that. and u know I've done so many different things with my points....I've actually made money so ya maybe u don't want the sales meetings ne more but don't ruin it for the people who may need to hear that to spend more time with their family

  5. we love our timeshare - hate the owners updates now that we are hip to what they are up to. We spent a week in Hawaii and used our points for the plane fare and for the resort stay. I guess we were blessed - every sales person we had explained things clearly. The memory of that trip with my husband for is priceless and none of it went on credit.

  6. If you are retired and plan to travel for twenty or more years, buy up to platinum and then use the points every year. Use the 50% discount when ever you can. If need be, rent points to non Wyndham travelers.The rental market has be dismal, to say the least, for the last 4 to 5 years but when the economy improves,(and all those "Baby Boomers" start spending) people will pay well over $1,000 for a week. Use Redweek to list points or places for rent.Don't let all the Nay Sayers discourage you about the cost of developer points.

  8. I got my thru www.worldnebrokerage.net 308,000 first I pay only 2¢ per point and I got my second deed this year 500,000 for only 3,000. Wyndham reservation do not care if you got you point on the Resale Market it is the same usage, I have reservations for Christmas and New Years at Bonnet Creek in a presidential unit. Great program - buy Resale -I know I can sell this for what I pay any time.

"ditto"ditto", we also got taken for $2500 trying to sell our Grand Desert Wyndham timeshare on "Redline Funding" a company that promised had a client and we were to close on our 1,000,500 points from Wyndham for $62,500 in less than 3 weeks, after not hearing from them we looked online and they had gone bankrupt, and moved to who knows what other scheme to continue doing the same under a different name, WHAT A SCAM!!!

  13. We were told (in a whisper, from our "survey guy") that we could make tons of money (enough to pay our maintenance fees) if we simply sold vacations. One - getting prime reservations for prime times is almost impossible. Two - getting set up on RedWeek and Tug (while I believe are helpful, reputable websites) was a time-consuming process and unsuccessful venture. Three - I would like to use my points - just not happy with the lack of resort-quality units at the times we can travel. The last survey guy actually implied I was just not a very smart person because I was not successful at reselling my timeshare points. When I bought timeshare, I bought it to USE it, not resale it. Because Wyndham keeps the nice units in resorts for non-Wyndham owners, I am unable to find nice places at times I can travel. I have a full-time job! My timeshare should not be another one!

  15. I got lucky and bought 4 rci weeks in 1998 for about $1500 each. If you buy Wyndham, you can turn those into PIC points, so I got over 500,000 points each year for $6000. I now have over 1 million points and with Platinum status, can get half points reservations which means I can get over 2 million points worth, which is over 20 weeks of nice accomodations. Basically, go in big or don't go in at all. Without Platinum advantages it is not worth it.

Socks and Sandles, Wyndham is an Extortionist company, they tell you half the truth only to find out about the worse half once you can actually go look into it after your holiday, generally after their "generous" few days cooling off period to find that you have been fucked in the arse repeatedly, so no not WINGING OXIGEN (whinging oxygen) thieves (The plural for thief). As far as your absolutely ridiculous comparison with a car, when you buy a car you don't find out a week later that the same car you bought for $15,000, $30,000, $100,000 is worth 90% less than what you paid for it, I mean really think about it, it is the prime definition of extortion, the value of a product is what people who know the value of said product are willing to pay. So telling people who are none-the wiser about how good of a deal it is, is blatant extortion. Oh and no don't mistake this for complaining or whinging, I am so far beyond that it is just white noise and I couldn't care less, this is an opinion by a rape victim of Wyndham, overall, I do believe it would be beneficial to people who;
      A) have the cash on hand
      B) Can guarantee they would travel however many times what they sign up for each year, every year for the rest of your life... Yeah Right! cause life doesn't change...
      or C) Knew the good AND the bad things about these products before signing anything not just buying you off with more random shit when you ask questions.

      To Sum up I would have to say don't buy timeshare, or any other form of timeshare from the companies, there is no value in it and if you do change your mind you are going to be fighting so damn hard to get rid of it.

      I guess its just too bad the people who read this are researching what they just bought on holiday... WELCOME TO SHIT CREEK :)

  17. My elderly parents were paying $1600 per month for a contract they got talked into..10% interest for 30 years. They were talked into this when my dad was 75...guess they thought he'd live to be over 100. Also, he had several mini-strokes and was confused about what he was signing..my mother never questions him, if he signs, she signs. Now after they spent over $90,000 (when you include their down payment)and they cannot travel....I spent over one year writing to various Wyndham employees to tell them we would be suing them for elder abuse since my dad is incompetent to make financial decisions. After 1 year...we finally got them to issue a deed in lieu of foreclosure. Guess what? We now have a 1099_A that says my parents owe tax on all the money that timeshare is worth, minus what they had already paid. How about a $98,000 taxable income surprise?! Wyndham is truly filled with evil people that ruin lives.

  18. The only way to buy Wyndham points is resale. You can get 300k resale for $300 ($299 transfer fee + $1 purchase price) all day long on ebay. Just make sure you buy something with a decent maintenance fee $5/1000 or around that number. Resale points get all of the perks of any other points with the exception of VIP. When the sales people come to my room I just love it. They talk up the perks of VIP then I tell them that since my points are all resale I would have to buy 400k points from them costing me over $50k. Then they try to sell me a lesser package. I ask "how will that help me it won't get me VIP so if I just want regular points I will buy off ebay. Then I tell them that I would give them $5000 for 400k points if I thought I could sell a week later for a more than a dollar. They are usually done with me after that. It's really fun!

    2. I have 224,000 points bi annual and I just make sure that when I book my vacations for my family I go with the weeks either before or after the prime or high time and I get a better value. I did buy from Wyndham and am still paying for it now but the next time I buy it will be through e-bay because it is a better deal. I made the mistake...I am responsible for my decision. It sounds like most of the people here don't want to be responsible for their decisions. I am able to go to a new state every year. I home school my 2 children and my oldest has now been to 20 states. We will visit 3 more this year. This time is for family and it is nothing she can learn in a book! Even for a small amount of time she gets to experience each state. I can't ask for more.

    3. I guess I got taken. I paid $700 for my 308,000 points, but "Oh well, I can live with that." After four years with Wyndham and going through a learning curve, I can't complain about getting reservations. you just have to know which one book early and make you reservations right at the 10 month window.

      as far as the sales pitches i go if I'm not on a schedule and their offering $100 american express cards. They get 45 minutes (actually once they got 60 but that was because I was interested in a new program) and in four years Wyndham has purchased a new set of tires for my truck and a nice pair of golf shoes for me. how's that bad.

  19. Nice blog! it seems like I have lots too read these days. Wyndham timeshare presentations are hardcore and very long-lasting, people are usually pressured and bullied into buying a timeshare. The company has been sued in federal court several times by many wyndham timeshare owners for committing wrongs in their vacation credits, such as breach of contract, violation of California’s Timeshare Act and breach of fiduciary duty, among others.   20. Being in the timeshare industry, I think most would consider what I do as a scam. With that said, even purchasing resale, seems like a joke, with assessments and MF's, how much does that timeshare actually cost? I would rather do my homework and stay at a 4* hotel. Some VIP benefits seem almost counterintuitive... VIP benefits are the ONLY way Wyndham can control the Resale market somewhat. I will probably never buy a timeshare, but if I were, I would go with Disney just because more than likely they will NOT deploy the disgusting tactics all of us use in the industry (I'm on the service side, compete with Extra Holidays). Sorry blogger, you learned the hard way (-100k), may I suggest Gold or Silver investment instead? something stable that does not bleed cash. That was a bad joke, take care Everyone

  23. I am so sink that I ever went to hear the "sales pitch" the morning we were coming home. They made it sound like it was the best thing in the world. It lasted at least 3-4 hours and it is so much to comprehend, there is no way to remember all they tell you about this purchase. I'm 71 years old and all I can say is I was just a fool and it makes me sick to think that I fell for this scam. It has really hurt me financially and I'm still paying for it. I pray that God will help me get through this without going bankrupt. Hope this helps someone else to not make this same mistake.

  24. I use to work for Wyndham. I just have to say that what I learned from being there is that Matience fees in Hawaii seem to be the lowest and you can rent there Anytime you want.....very easy in Hawaii. With all that said they have 185 resorts and up to 4 bedrooms. You can't get that in a hotel. You can cook in a hotel and there is no privacy. If you buy a place you could end up as unfortunate as my friend in Florida who is still about 150k upside down with a 2800 per month payment. Wyndham has some great resorts. You do not need VIP benefits if you can buy points for next to nothing on eBay. If you did buy retail and you want to get the most out of your ownership I can show you what to do....bottom line is you own it now and you should Use your time and have some great times with what you have. Don't look at it as a loss. Here is a loss..... I own a home that I will pay over 30 years and the interest will make it cost about 3 times more than what it's worth......and it does not even have a view! In the end it's about quality of life.....and being in any presidential suite with wyndam any place you pick....is not exactly horrible. Write to code 111@icloud.com

  25. I just purchased 84,000 points at Bonnet Creek when I was down there last week. I like the idea of a time share, we will use it every year. Although, after doing some research, I was quite surprised at how little 84,000 points gets me (1 week, 1 bedroom during value season). Its too late to rescind and so now I am thinking I need to buy more points resale. In sales pitch, it sounded like we could get vacations on discount if booking close to vacation date but I can't find any information on the details of that. Any tips on how to maximize the 84,000 points I have would be appreciated. Thanks.

    2. Maximizing your points - Wyndham has 30 day, 60 day and 90 day windows prior to the stay date. If you book farther than 90 days, there is no discount, but the closer you book to stay date (but also may find availibility is slim or none) the fewer or "discounted" points for the stay. I bought at Bonnett Creek and only once in 8 years have I tried to book at my home resort and nothing was availible. So, I stayed nearby in another Wyndham. The Presidential suites are crazy cool. Another feature, although Wyndham is making harder to do, is if you have points deposited every other year, is to "borrow" points on your off year for vacations and use the balance once they are deposited in the following year. Of course, they have raised the fees to "borrow", but it is still a decent value and you should be able to use your points, getting the best value for your purchase. Hope this helps.

    3. The only caution I have for new Wyndham owners is beware of the reservations that say it requires 2 reservations for 1 stay. They hit you with DOUBLE housekeeping points, and at some locations it is a lot! Forcing you on a future booking to have to buy them if you don't have enough @ $2.75 per point..... Just saying, if you have a choice to book a room on a single reservation vs a double reservation, by all means, book the room that is a single reservation.

  28. Still owe on our Wyndham Vacation Ownership. We were lied too by a Wyndham sales attendant. Applied for Wyndham's Hardship package and got denied. Can not make our monthly payment. ANY SUGGESTIONS? Would love to sell our ownership!

  29. I bought into Fairfield Glade in 95 with 10,500 points ad a maintenance fee under $300. I have used it alot. Since we have changed to wyndham the pressure to buy more has increased as well as the maintenance fees, over $750 now. But still I get a wonderfull unit whenever I go. It is just harder to go with so few points. I know no one would buy it because of the low points.

  32. My wife just took me to another Wyndham sales pitch today in Sydney Australia. We have been to a few and knew the drill but I always make it a challenge to be first back out the door. Previously I have printed all the ebay resales and at the appropriate time raised and shook them and asked why wouldn't I just buy of someone who doesn't want what they have already got a get it cheaper. This just seemed to anger my salesman and his manager today and I think they kept me back late like a naughty boy after school. My wife contributed though by constantly asking questions, the dopey woman. In the end if you want out of the pitch just tell them that wealth is your number 1 priority and you are financially well off but time poor and as such timeshare is not suitable for you.

    1. When my wife and I had three young children and wanted to vacation in "style" we took several of the "99.00" 5 day four night packages from Wyndham. We listened to all the speeches. This was the only way we could afford a nice vacation at the time. In 2003 a sales agent made this mistake, "If you buy this package, I will add an additional 100K points for $1,500.00. We almost jumped in at a total of $11,500.00 for around 300,000.00 pts. Well I said to my wife, give me three days at home on the internet and let me see what I can find. There seems to always be a deal when we visit these resorts. In less than 24 hours at home and a ton of internet searches, I bought a total of 668,000 points on two separate contracts. We have invested a total of $2,100.00 plus MF. However, I take one contract and dump it into RCI and have been able to sell Two weeks a year to friends for $1,800.00 per week and then use my wyndham pts for my own vacation. That brings my MF down to less than 300.00 a year. We have owned since 2003 and love the resorts etc. We have even vacationed places that we would not have chosen without a wyndham property. I use this statement to get out of the "review". I have owned since 2003, I respect your job as getting the reviews set up, I would rather tell you to your face that I will not have a review of my file and not lie to you to schedule to only cancel later. Please respect my intentions of not having the review, I AM ON VACATION! They all have respected that response and even thanked me for being honest. It comes down to this... If you want to vacation and do it right on a budget, search internet pricing for wyndham resorts. Ebay, sellmytimeshare.com, are the two best places for deals. we are currently looking for a third contract for our oldest child as a college graduation gift so she can take her soon to be husband and family.   38. I'm dealing with this right now. My parents bought more points last year and because of the Wyndham mortgage, they can't get approved for a mortgage on a house. Wyndham won't take them back, they can't get anything for them anyplace else, so now they're stuck renting for the next 10 years until Wyndham is paid off.
    Wyndham really doesn't care how badly they mess up peoples lives. Its all about screwing people over.

  46. Too ashamed to put any identification to my post! We got suckered TWICE to buy Wyndham Points. We invested $40,000 and didn't do the research either time. What can I say, we we're hoping all the lies had some truthful basis, but as you all know, the high pressure sales and tricky little games the salesmen and supervisors play is nothing short of immoral, and probably illegal. I wish I had a recording of all the promises by so called supervisors, to "make it work better for us". I blame myself for being too naive, and wish I could get about half my investment back. If I could get anything close to that (without upfront payment to a re-seller) we'd be out of Wyndham for good. We are also paying $144/month maintenance which adds up to over $1700/year. Add that to the $40,000 initial investment spread out over 20 years, and we will have about a $75,000 investment for 20-30 vacations. STUPID. And please no follow up comments by anonymous posters phishing to get more money from me.

    1. My wife and kids have and will continue to enjoy our VIP ownership, that has allowed us to stay at beautiful resorts with amenities that u just can't get out of a hotel. Just like with any investment the only thing u should feel STUPID about is not taking the time to learn about your investment. You probably know how to work your 600$ smart phone better than your 40k$ ownership. We had a great experience with the young lady who helped us choose the ownership that would work best for us, we spent the whole day there as we were a little irritated at first but realized she was only taking the time to educate us about the different products they offer. To summarize... your point of view is based on your disappointment on the choice you made to either rush out of there and not have all the options explained or from trying to ask for a better deal which then they gave u what u asked for and got what you payed for !!
      We did also ask for a better price, who wouldn't ? But the young girl explained to our wife and I that she could offer us a better price but the product would not meet the vacations we are trying to accomplish due to the type of ownership. I have recommended Wyndham to plenty of my family and friends and some have joined, so please don't ruin or bash our investment due to lack of education on your own investment !

  47. Against our better judgement we attended a owner's update meeting in August( we wanted the discounted Busch Garden tickets)
    The presentation was actually kind of fun. The hard sell afterwards not so much. We were very upfront with the salesperson that we could not afford to purchase anything. After going round and round with the tenacious salesperson we finally were able to go. We left behind one very pissed off salesperson but we made about $50.00 an hour a piece in free tickets :).

I have two deeded Wyndham Timeshare properties that I haven't used in years. I files Bankruptcy 7 last November 2016 and have stopped paying the admin fee since then. Wyndham will take back the properties at zero value after I paid thousands years ago. And since I haven't paid the Admin fees they will not work with me. Over the years tried to rent/sell and was ripped off for several hundred dollars. Also, tried renting the properties thru Wyndham without success.
    I'm retired and need to resolve this and know if I'm in trouble and/or what can I do to get these properties off my "back."
    Any sincere advice is appreciated.

I tried to let it go back and they told me it would ruin my credit and they would even turn me into the I.R.S. They said I would owe taxes on the points to the I.R.S. Now I'm waiting to see what they are going to next. I first bought when it was Fairfield before wydham took over .It was a good company then but now it has taken over so many different companies and most of their resorts are partcially own by people that live there it make getting the vacations you want. They have a list that has so owners names on it to not let us in on any of there meeting. Maybe because we have caught there sales people in too many lies and we got some of our monies back.
